PRESS Coffee Brews Up 21st Valley Café Inside Arcadia Office Tower

PRESS Coffee is opening its 21st Valley café inside an office building in Arcadia, bringing a 1,545-square-foot shop with a shaded patio, laptop-friendly counters and 30 indoor seats to the 40th Street corridor between Camelback and Indian School roads. The new Camelview Café will hold grand opening festivities September 12-13, with complimentary treats, giveaways and other weekend activities planned for the debut.

The Phoenix-based specialty coffee roaster is partnering with Southwest Value Partners, which owns the office building at 5090 N. 40th St., according to WhatNow. Southwest Value Partners acquired the 173,000-square-foot Arcadia office asset in September 2025 as part of a $266 million, six-building portfolio deal with City Office REIT, a purchase that expanded the firm's Phoenix-area office footprint past 2 million square feet, per REBusinessOnline. Justin Merritt said the café will be a valuable amenity for tenants and visitors and a gathering place for the community, while Jason Kyle said the shop will serve office tenants, support casual meetings and function as a neighborhood coffee shop.

A Design Built for Office Workers and Neighbors Alike

Camelview Café will showcase PRESS Coffee's sleek, modern-industrial design, with warm wood seating and counters meant for laptop-toting regulars alongside the shaded patio seating outside. The menu covers specialty drip coffee, cold brew, nitro cold brew, shakers, hot and iced tea, plus breakfast sandwiches, burritos, empanadas, grab-and-go pastries, sandwiches, small bites and retail products, according to the same WhatNow report.

The 40th Street corridor has seen steady property repositioning in recent years, with building owners adding shaded patios and laptop-friendly counters to woo hybrid and office workers, per the Phoenix New Times. PRESS Coffee said the company is very excited to be located in the building, a sentiment that fits a broader pattern of Class A office properties leaning on amenity retail to stay attractive to tenants.

From a 2008 CityNorth Debut to 21 Valley Cafés

PRESS Coffee opened its first location in 2008, founded by husband and wife Steve Kraus and local TV news anchor Tram Mai, who launched their initial café at CityNorth just months before that year's financial crisis. The company has since expanded to 20 cafés across Scottsdale, Tempe, Phoenix, Gilbert and Chandler, including seven locations inside Sprouts Farmers Market stores, with Camelview Café marking its 21st.

That expansion pace has been especially brisk this year. Weeks before announcing the Camelview location, PRESS Coffee opened inside Sprouts HQ, a 700-square-foot café built into Sprouts Farmers Market's new corporate headquarters in North Phoenix — a full-circle moment for a company that first launched 16 years earlier not far from that same area, according to AZ Big Media. The Sprouts headquarters café followed a retail partnership between the two Phoenix-headquartered companies that began in October 2022 with a pilot café inside a Sprouts store at 7th Avenue and Osborn Road, a rollout that eventually spread to Scottsdale, Peoria and Phoenix.

A Panama Farm Feeds the Roastery Back Home

PRESS Coffee sources distinctive coffees from around the world, including beans grown on its own farm in western Panama's Volcan Valley. The company acquired the 70-hectare estate near the Barú volcano in October 2024 to gain direct control over its single-origin bean production, a deal detailed by World Coffee Portal. Panama produces only 0.1% of the world's coffee supply but is known for premium varieties like Gesha, which PRESS distributes in part through its quarterly subscription program, and the roaster also maintains direct-trade sourcing relationships with independent farmers across 12 countries in Latin America, Africa and Southeast Asia.

All of that sourcing feeds back into daily roasting at PRESS Coffee's Phoenix roastery, which the company says ensures the freshest cup possible for customers. That roastery traces back to a 2018 investment: PRESS Coffee spent $3.5 million to build a 5,600-square-foot flagship roasting facility and café in North Phoenix's Shea neighborhood, converting its original South Phoenix roastery into a dedicated cold brew production plant, per Daily Coffee News.

Beyond its cafés, PRESS Coffee has grown into a nationally distributed grocery brand, selling bagged blends including Twitch Espresso, Four Corners and Evergreen Organic on shelves at more than 480 Sprouts Farmers Market stores nationwide. The company also runs a philanthropic arm, Press On Charities, launched in 2018, which donates 100% of profits from its Press On Blend and annual community giving days to local Arizona charitable organizations, including groups like Cloud Covered Streets. With Camelview Café now set to open on September 12-13, PRESS Coffee is betting that its blend of neighborhood coffee shop and office-building amenity will draw both cubicle regulars and weekend walk-ins to the Arcadia corridor.
