A six-bedroom triplex penthouse atop Una Residences in Miami's Brickell neighborhood has just hit the market for $31 million, and it comes with its own private rooftop pool, summer kitchen, and spa. The 7,084-square-foot residence spans three floors at the top of the tower, with 2,871 square feet of outdoor terraces built for entertaining and taking in the waterfront views.
A Realtor.com report describes the residence as overlooking Biscayne Bay with double-height ceilings that provide expansive views throughout the home. The great room features floor-to-ceiling glass and opens onto a bayfront terrace, while two primary suites are split between the bay side and the city side of the unit. An internal elevator carries residents up to the private rooftop, which the outlet describes as having a large swimming pool, a summer kitchen, and an enclosed spa with a sauna and steam shower.
A Kitchen and Layout Built for Entertaining
The gourmet kitchen anchoring the residence includes a waterfall island, custom wood cabinetry, Gaggenau appliances, a built-in oven, and a wine cooler, according to the same listing description. Beyond the kitchen and primary suites, the floor plan includes a media room, a formal study, a water-facing fitness center, and discreet service quarters tucked away from the main living areas.
From the upper floors, residents can take in views of both the Miami skyline and Coconut Grove, per the listing. The penthouse sits in what listing agent Miltiadis Kastanis, who works with Compass, describes as a serene part of Brickell with plenty of outdoor space — a notable claim given the neighborhood's reputation for dense high-rise living.
A Steep Monthly Fee for Building-Wide Perks
Owning the penthouse comes with a $12,114 monthly association fee, which grants access to what the listing calls white-glove amenities. Those include an Aman-inspired spa, multiple sunrise and sunset pools, entertainment spaces, a theater, a fitness center, and exclusive membership to Key Biscayne's Grand Bay Club, according to Realtor.com's reporting.
Kastanis told the outlet the residence stands out because of its size, magnitude, and location in Brickell. He said larger condos like this one increasingly go to end users rather than investors — buyers relocating for work in the finance world rather than purely parking capital. Kastanis added that Brickell buildings are now designed to accommodate family-friendly buyers seeking heavily amenitized properties, and he said he could see the next buyer relocating from Chicago, New York, or Los Angeles for a Brickell-based job.
How the Sale Fits Into Brickell's Broader Market
The listing arrives as Brickell's condo inventory continues to build. As of September 11, the neighborhood had 1,071 active condo and townhouse listings, representing 17 months of inventory, according to a report from Haven Lifestyles. That kind of supply typically favors buyers over sellers, while total Miami sales declined 16% year over year in July 2025, although some luxury segments increased.
Miami-Dade condo sales fell 17.3% year over year in July 2025, from 1,114 to 921 sales, even as total Miami-Dade inventory rose 33.5% year over year to 18,377 listings and condominium inventory rose 31.34% to 12,838 listings, per a report from Manhattan Miami. At the higher end, Miami luxury condos priced at $1 million or more saw 424 sales in the first quarter of 2026, up 15.2% from 368 sales in the same period a year earlier, according to Condo Blackbook.
The ultra-luxury tier has also been active this year. Miami-Dade, Broward, and Palm Beach counties combined for 262 home sales priced at $10 million or more through July 2025, with the pace projected to reach 426 such sales by year's end, according to the Miami Realtors Association. International buyers accounted for 49% of new construction, pre-construction, and condo-conversion sales across South Florida during the 18 months ending in June 2025, the association reported.
A Sister Penthouse Set the Building's Record
Una Residences already has a notable sales history at the top of the tower. In 2022, an upper tri-level penthouse in the building sold for $17.75 million, a price that set a record for Miami's Brickell submarket, according to a report from Profile Miami Real Estate. That sale worked out to $2,506 per square foot, which the outlet described as the highest price-per-square-foot deal recorded in the city of Miami at the time.
Accounts of that earlier penthouse sale vary slightly in the details. Profile Miami Real Estate described the unit as having two private rooftop pools — a lap pool and a plunge pool — alongside a summer kitchen, sauna, and steam room. The current listing's single-pool rooftop description differs from the layout described for the earlier record-setting sale.
