Dream Finders Homes has acquired 60 residential lots in Riviera Beach for approximately $12 million, marking the homebuilder's first foray into Palm Beach County with a new townhome community called The Townes at Avian. Each lot cost roughly $198,000, and the project is planned for western Riviera Beach off Military Trail.
The deal was reported by Florida YIMBY, which detailed the transaction and identified F. Thomas Godart, managing director of Godart Florida Real Estate Investments, as the person who handled the acquisition on Dream Finders Homes' behalf. Godart Florida Real Estate Investments arranged the deal for the homebuilder, and Godart said his firm helped Dream Finders identify and secure its first Palm Beach County community, according to the same report. Michael Caputo, land acquisitions manager for Dream Finders Homes, said Godart brought the company an opportunity that allowed it to enter Palm Beach County, per Florida YIMBY's account.
Godart also said well-located development opportunities at a workable basis are increasingly difficult for major homebuilders to find, and added that his firm plans to identify additional opportunities for Dream Finders throughout South Florida, the outlet reported. Florida YIMBY's report frames the deal against a broader trend: Palm Beach County has become one of the most sought-after residential markets in the country.
What's Planned at The Townes at Avian
According to Dream Finders Homes' project page, The Townes at Avian is a new-construction, two-story townhome community described as coming soon to western Riviera Beach off Military Trail. The homes will range from approximately 1,577 to 1,684 square feet, with two to three bedrooms, 2.5 bathrooms, and one- or two-car garages.
Each townhome is designed with private outdoor space and same-floor laundry, the builder's site notes. Interior features are set to include flat tile roofs, impact-resistant windows, 9-foot-4-inch ceilings, and 8-foot interior and exterior doors — details aimed at giving the smaller-footprint townhomes a more spacious feel.
Amenities and Location
The planned community is set to include a clubhouse, an infinity-edge pool, fitness facilities, a spa, a dog park, a playground, walking trails, and a private theater, per the builder's listing. The spa facilities specifically are planned to include ice baths, a sauna, and rain showers.
The Townes at Avian sits roughly five miles from area beaches and is described as having access to Interstate 95, with Palm Beach Gardens nearby, according to Dream Finders Homes. Riviera Beach itself is located in Palm Beach County. Real estate listing site Zillow also lists The Townes at Avian as a Dream Finders Homes community.
Pricing and What Remains Unclear
Florida YIMBY reported that the townhomes are planned to be priced starting in the upper $400,000s, according to Dream Finders Homes. The announcement did not include a construction start date or completion timeline, and no information was provided on when sales might launch or when the first residents could move in.
