The company is also behind Lakeview at Naranja, a two-phase development in Homestead that will include more than 300 residences reserved for households earning between 30% and 80% of area median income, the same outlet's report on that project notes. Hollywood's Broader Affordable Housing Push

The Mosaic would join a growing list of affordable and partially affordable projects planned or underway in Hollywood. The Tropic at 303 S. Federal Highway is planned to offer 224 rental units, half of them affordable, while Guitar View at 5200 S. State Road 7 is set to reserve 80 of its 198 units for affordable housing, according to the South Florida Sun Sentinel. Across Fort Lauderdale, Hollywood and Hallandale Beach, developers are building 685 units set aside as affordable workplace housing at six locations combined, the newspaper reports.

Housing Trust Group has already broken ground on another Hollywood project, Villa Jordana, a $47 million affordable senior community slated to open in 2027 for low-income seniors earning between 33% and 60% of the city's median monthly income, the Sun Sentinel reported earlier this year. That pipeline reflects a regional trend: as of April, roughly 37,200 housing units were under construction across South Florida, with 38% of them fully or partially affordable, according to a MIAMI Realtors analysis.

Within the Fort Lauderdale market area, which covers most of Broward County, Hollywood ranked among the submarkets with the most active construction, with 1,272 units underway as of April, per the same analysis. Broward's median income stood at $96,200 in 2025, though the underlying document offering that figure carries lower confidence and does not itself detail income limits specific to The Mosaic.
