Coral Gables has paid $24 million for the four-story Biltmore Medical Center at 475-495 Biltmore Way, a deal that hands the city full ownership of the entire 400 block surrounding its own City Hall. The 53,030-square-foot building was 94% occupied at the time of the sale, and city officials say the purchase advances a long-running plan to bring scattered municipal departments under one roof.
The sale works out to $453 per square foot, according to The Real Deal, which first reported that the city now controls the full 400 block on Biltmore Way near City Hall. The outlet also noted that occupancy at the building climbed from 82% to 94% while it was owned by Georgia-based ShareMD, which had paid $275 per square foot for the property in a larger $33.2 million deal back in 2019. As part of the new transaction, the city hired ShareMD's property-management affiliate, Medicus Asset Management LLC, to continue overseeing the building for an initial one-year term. The deal was also reported by South Florida Business Journal, whose real estate editor Brian Bandell covers the region's commercial property market.
A Long-Planned Consolidation Push
The acquisition did not come out of nowhere. Back in June, City Manager Peter Iglesias said buying the property would advance a long-standing plan to consolidate city departments into a single complex, a goal city officials have been working toward for some time, per the station's report from Gables Gazette. City Asset Manager Page Perez framed the benefit in practical terms, saying the consolidation would create a one-stop location for residents to access municipal services, reduce the need for departments to operate from scattered locations and improve coordination among staff.
The city has been laying groundwork for this kind of move for more than a year. A Coral Gables City Commission agenda item from November 2025 shows the city was already eyeing space at 475 Biltmore Way to accommodate new hires and relocate its Development Services Code Enforcement staff. That same document outlined a proposed lease for Suites 305 and 306 running three years and two months starting December 1, 2025, with a first-year annual base rent of $57,557.50 and an option to renew for another three years at market rate.
Other City Offices Are On The Move Too
The Biltmore Way purchase is one piece of a broader office shuffle for Coral Gables government. In February, the city signed a 10,500-square-foot lease at the 2020 Ponce building, according to Commercial Observer, with plans to relocate its finance department along with the city manager's and city attorney's divisions as part of a three-year lease. With the new medical-building acquisition, the city now intends to use part of the Biltmore Way space for its own operations as well, adding another node to its expanding municipal footprint.
For now, roughly 5,000 square feet remains available for lease in the building at an asking rent of $45.50 per square foot, a figure that lands below the county's record average. Miami-Dade's medical-office market has been tightening, with vacancy improving to 6.1% in the first quarter of 2026 and direct gross rents hitting a record $47.09 per square foot, up 7.0% year over year, according to a Colliers research report. The county also posted 18,615 square feet of positive absorption and 106,747 square feet of leasing activity during the quarter, with total inventory reaching 15,700,784 square feet across 387 buildings.
Part Of A Wider Civic Building Boom
Coral Gables is far from the only South Florida municipality rethinking its government footprint. The city of Miami secured a $193 million building permit in July for a civic center at Miami Freedom Park, with employees expected to move in by late 2027 or early 2028, The Real Deal reported. South Miami, meanwhile, has selected 13th Floor Investments for a $309 million redevelopment of its City Hall site that would include 670 residential units and a new municipal building.
The medical real estate market around Coral Gables has also been active on the private side. Baptist Health South Florida recently bought a Coral Gables office building for $39 million, and back in 2022, TA Realty sold a Coral Gables Class A office building in a $24.7 million deal. Those transactions underscore the kind of appreciation and demand now shaping the 400 block Coral Gables just consolidated under its own name.
