The development, called Alexan Icon, sits at 100 Produce Avenue and 124 Airport Boulevard, close to Colma Creek, Highway 101 and the historic downtown core.
Construction is nearly topped out for Alexan Icon, according to San Francisco YIMBY, which reports the project from developer Trammell Crow Residential will bring 480 apartments to the South San Francisco site. The two buildings will total 743,700 square feet, including 406,890 square feet across the apartments themselves, 16,670 square feet of shared amenities and roughly 227,000 square feet of garage space, per the same outlet. Building One is planned to hold 294 homes across 455,860 square feet at 124 Airport Boulevard, while Building Two will hold 186 homes across 287,230 square feet at 100 Produce Avenue.
Accounts of the project's height differ: sf.urbanize.city describes the development as a pair of six-story structures framing the intersection, while San Francisco YIMBY's report describes two 85-foot-tall, seven-story structures. The unit mix will include 98 studios, 228 one-bedroom units, 140 two-bedroom units and 14 three-bedroom units, the report notes.
Affordable Units and Parking Plans
Of the 480 total apartments, 60 will be deed-restricted as affordable housing, according to the article's earlier reporting on the project's financing. Parking will include a 560-car garage spread across two-story podium structures, plus parking for 480 bicycles, figures first detailed in San Francisco YIMBY's 2021 coverage of the site's planning process.
The garage will be wrapped in perforated metal screens, and the buildings' facades will combine plaster, metal panels, cementitious lap siding, and either stone veneer or porcelain tiles, per the same source. Residential balconies will feature metal or glass railings, rounding out a design credited to TCA Architects.
Amenities and Neighborhood Context
Planned shared amenities include a resort-style pool and spa, club lounges, co-working space, bars and top-floor lounges, the report states. The site sits near South San Francisco's east side neighborhood, a hub for life sciences companies, and within reach of the South City Caltrain station.
The land was cleared of six low-slung commercial buildings in late 2023 or early 2024 before construction began in mid-2025, per sf.urbanize.city's account of the project's timeline. Kennedy Wilson provided a $183 million construction loan in August 2025 that helped kickstart the build, San Francisco YIMBY reported.
Timeline to Move-In
Construction is estimated to last around 32 months from groundbreaking to completion, with move-ins likely before the end of 2027, according to the project's own estimate as relayed by San Francisco YIMBY. That timeline would put move-ins roughly a year after the current construction milestone, assuming the project stays on its projected schedule.
