Loyola Medicine wants to build a sprawling outpatient medical campus in Warrenville, a three-story facility that would bring outpatient surgery, imaging, primary care and a retail pharmacy to a single Ferry Road site in DuPage County. The project is still working its way through city approvals, with construction not expected to begin until early 2027 at the earliest.

According to Crain's Chicago Business, Loyola Medicine plans to invest $120 million in the surgery center. That figure lines up with reporting from Audacy, which describes a $120 million outpatient center at 28301 Ferry Road offering primary care for adults and children, an infusion center, outpatient surgery, diagnostic imaging and a retail pharmacy. But city of Warrenville records tell a somewhat different story on both the dollar figure and the address: a notice from the city describes Loyola University Health System's proposal as a three-story, 98,581-gross-square-foot medical office building at 28391 Ferry Road, with an estimated project cost of $106,769,368.

Patch reports the facility would span roughly 100,000 square feet and include 60 exam rooms, with patients able to receive care across more than 30 surgical and medical specialties.

Loyola told city officials it anticipated running the facility at least six days a week initially, with hopes of expanding to seven days if patient demand justified it.

A Decade of Planned Growth

Trinity Health is providing part of the funding for the project.

Construction is projected to begin in 2027, with a tentative opening in 2029. Those timelines remain projections rather than firm commitments, since the project is still subject to state and local approvals.

Where the Project Stands With the City

The Warrenville project is currently seeking zoning approvals from the city, and a public hearing on the proposal was scheduled to resume at the October 22 Plan Commission meeting, according to the city's own notice.

Loyola's Pattern of Suburban Expansion

The Warrenville proposal would not be Loyola's first big outpatient bet in the Chicago suburbs. Back in 2021, the Chicago Tribune reported that Loyola Medicine planned to invest more than $69 million in an ambulatory care center in Tinley Park, a nearly 72,000-square-foot, two-story building expected to open in 2023 with primary and specialty care including orthopedic surgery, oncology, cardiology, pulmonary medicine and urology.

Plans for that Tinley Park facility called for 50 examination rooms and eight procedure rooms, with no inpatient rooms proposed, the newspaper reported at the time. Loyola estimated the center could see 1,500 patients a week and employ about 130 people, with construction costs of about $33 million plus another $21 million to equip the building. The Warrenville proposal would be another outpatient undertaking for the health system if it clears the remaining approvals.
