Amazon-owned One Medical will soon open a new Castro office in the long-vacant storefront at 2355 Market St., formerly Coldwell Banker.

Hoodline readers will recall Coldwell Banker closed in 2019 and since that time the space has remained vacant.

One Medical currently has two offices in the Castro - 2175 Market St. (formerly The Myriad) and 595 Castro St. This would be the company's third office in the neighborhood.

One Medical is a membership-based practice that offers a full range of primary and pediatric care. In exchange for a yearly fee, patients receive perks like same-day appointments and the ability to talk one-on-one with doctors via email or video.

One Medical has over 200 locations nationwide, but because medical offices are exempt from formula retail rules, the company doesn't need to obtain a conditional use permit.

Amazon acquired One Medical last year for a reported $3.9 billion.

Planning spokesperson Dan Sider tells Hoodline that One Medical's application to adapt the space from a real estate office for health services was originally approved in October 2022 and reapproved in December.

"Re-approvals usually occur in cases like this when plans change due to DBI requirements and are sent back to us to ensure that our approval still stands," said Sider.

Public records obtained by Hoodline show building permits were approved in March. One Medical estimates the cost of building out the approximately 10,880 square-foot space at $1,472,000.

Permits for demolition, installing a fire sprinkler system, and installing an electrical sign were also issued. The additional permits were estimated at a total cost of $80,000.

Hoodline reached out to One Medical for comment however, spokesperson Clinton McGue declined to comment or confirm the new location. At this time it's unclear if One Medical's two current Castro locations will remain open. An opening date has not been announced.

One Medical's opening fills one of many ground-floor storefront vacancies along the 2300 block of Market St. Earlier this year, concept boutique Mikroblack (2323 Market) opened and Mistr pharmacy is headed for 2301 Market.

The 2300 block of Market Street between Castro and Noe currently has 6 vacancies; spaces formerly occupied by Wells Fargo (2308 Market), Kenneth Wingard (2319 Market), Tacorgasmico (2337 Market), Worn Out West (2354 Market), Bisou (2367 Market), and Pottery Barn (2390 Market) all remain vacant.
